How to Prepare for Your Pittsburgh Area Appraisal

If you’re selling your Pittsburgh area home, you’re anxious for the real estate appraisal to be done quickly, professionally and right the first time. There are ways you can get ready for the appraisal inspection and help the appraiser do the best job possible.

When you bought or built your home, or during your ownership, you probably accumulated some of the following items. If you can lay your hands on them, provide copies to your appraiser:

  • A plot plan or professional survey
  • Agreements with other neighboring land owners, like maintenance agreement for a shared driveway, or access easements
  • Your owner’s title policy
  • Home inspection reports, or maintenance or installation reports on systems like septic, well, or pest control
  • Homeowners Association restrictions or condominium covenants, with fees.

Your real estate agent can help you gather and provide copies of the following sale-related documents:

  • The purchase history of the property for the last three years, if applicable
  • Inventory of the personal property to be sold with the property
  • A "brag sheet" detailing major home upgrades and improvements
  • A copy of your listing agreement and broker's data sheet, and/or your Purchase Agreement if the sale is pending.
  • A list of proposed improvements if the property is to be appraised "As Complete."

Please provide a copy of your most recent real estate tax bill and or legal description of the property.

During the inspection, you don’t need to be with the appraiser the whole time. But you should be ready and willing to answer any questions, and be sure to point out any recent improvements.

Here are some other suggestions:

  • Please crate or otherwise restrain "enthusiastic" pets. The inspection will take place inside and outside, so just putting a pet outside won’t be effective.
  • Make sure all areas of the house are accessible, including the attic and crawl spaces.
  • "Minor" issues like leaky faucets, broken trim and missing door handles should be repaired or replaced.
